AMPA Group, a prominent real estate developer, in partnership with Indian Hotels Company (IHCL), has unveiled the Taj Sky View Hotel & Residences project in Chennai, adding a touch of luxury to the City’s real estate landscape. This expansive development comprises a 253-key Taj Hotel alongside 123 Taj-branded residences, marking a significant addition to Chennai’s hospitality and residential offerings.
Nestled on Nelson Manickam Road in central Chennai, this greenfield venture spans over 3.5 acres, promising residents an opulent lifestyle experience. The Taj-branded residences, occupying a significant portion of the project, are designed to offer unparalleled comfort and luxury. Notable features include uninterrupted green power supply, chiller-based air conditioning, and a plethora of hotel-style services, including in-home dining and maintenance care. Residents will also have exclusive access to the Taj Hotel’s renowned restaurants such as Shamiana and House of Ming, as well as top-notch recreational amenities like an Olympic-size pool, fitness center, J Wellness Circle spa, Niu&Nau salon, and Spectre theatre, ensuring a holistic living experience.
Under the collaborative agreement between Ampa Group and IHCL, the financing and operational aspects of the project are delineated. While Ampa Group will spearhead the financing and construction of the project, IHCL will oversee the operations of the entire property for a tenure of 30 years, ensuring seamless management and maintenance of the 123 residences on-site. The revenue generated from the sale of residences will also contribute to funding the hotel’s operations, ensuring a symbiotic relationship between the residential and hospitality components of the project.
With an estimated construction cost of Rs 800 crore, of which Ampa Group has already invested Rs 200 crore, the Taj Sky View project signifies a significant investment in Chennai’s real estate sector. Residences at Taj Sky View are priced competitively, with units starting at Rs 6.5 crore for approximately 2,500 square feet, while larger units spanning 5,900 square feet could command upwards of Rs 19 crore. The hotel component of the project is slated to be completed and operational first, followed by the finalization of the residential units, promising residents and guests a world-class experience in the heart of Chennai.
